About the Lake

Lake Cypress Springs is a 3,450-acre lake, with a shoreline surrounded in pines and hardwood trees, and is adjacent to Lake Bob Sandlin (9,450 acres) and Lake Monticello (2,000 acres). The lake is spring-fed, clear of pollution, and cleared of timber and brush to promote water sports and recreation. There are portions of the lake that are zoned for fishing only, and fishermen are attracted to the abundant bass, crappie, and catfish. Annual rainfall in the area is about 45 inches per year, with temperature extremes about the same as those in Dallas. Cypress Springs enjoys a relatively constant water level, generally fluctuating about two feet. Property owners at Lake Cypress Springs have seen the value of their investments consistently increase over the past several years. Drinking water in the lake area is provided by the Cypress Springs Water Supply Corporation, and is a combination of treated lake water and deep well water. There are about 20 residential subdivisions around Lake Cypress Springs, six of which have security gates. However, security is not an issue in the fourth smallest county in Texas. There are approximately 800 waterfront homes on Lake Cypress Springs.

Predominant Fish Species are largemouth bass, spotted bass, catfish, crappie, bluegill, and red- ear sunfish. The largemouth bass population is moderately abundant with good numbers available for harvest. Spotted bass are present in moderate densities. Bluegill and red-ear are the dominant sunfish and moderate numbers of quality-size fish are available to anglers. Channel catfish are present in good numbers and provide excellent fishing opportunities. The white bass population can be can be described as high density with moderately high numbers of harvestable fish. White crappie and black crappie are present and provide an excellent fishing.

About Franklin County

Franklin County is long and narrow with a north-south configuration and is 293 square miles and slightly rolling. The Sulphur River runs along the county to the north. Cypress Bayou, the headwaters for the Cypress watershed, runs along the southern section of the county. Lake Cypress Springs, Lake Bob Sandlin, Lake "o the Pines, and finally Caddo Lake share these common waters. The north and northwest sections lie in the post oak belt while to the south the piney woods begin.

Lake Cypress Springs is situated in the southeastern portion of Franklin County, the fourth smallest county in Texas. With a population of about 8,700, Franklin County has an economy based primarily on agriculture and petroleum production.
